Patowmack Associates’ brief history starts with its incorporation in 1988. Within the first two years, Patowmack sold and delivered fifteen upscale homes in the Oakton area of Fairfax County. These homes set the high standard of quality that we still adhere to today.
During the early to mid 1990's, Patowmack ventured into several different areas. We began a program of starter homes in Winchester, Virginia. Our homes were well-built, basic houses that allowed the first-time home buyer to achieve an affordable quality home. At the same time, we built and sold upscale, custom homes in the Great Falls and Oakton communities.
Since 1995, Patowmack has continued to construct custom homes, which are located in Arlington, Fairfax, Prince William and Loudoun Counties. The plans have ranged in size from 2,200 square feet to 8,000 square feet. Our custom homes have featured finishes, such as stone, Cedar, Hardi Plank and brick exteriors; Granite and Corian countertops; Oak, Heart Pine and Maple wood flooring; ceramic and marble baths; and a wide range of kitchen designs.
Western Loudoun projects include Stoneleigh Golf Course Community – 17 homes, Browns Farm – 9 homes, Catoctin Meadows – 16 homes, Gardner Meadows – 15 homes, Village Case – 16 homes. Patowmack has also built on individual single sites in Round Hill – 3 homes, Mount Gilead – 1 home, Francis Farm – 1 home, and the Town of Purcellville – 4 homes.
Fairfax County projects include custom homes in Clifton – 5 homes, Centerville – 3 homes, McLean – 1 home, Great Falls – 2 homes, and Annandale – 2 homes. One of the projects was the conversion of a Dairy barn into a four bedroom unique home. We won a Finest of Family Living Award for this project.
In addition to building custom homes, Patowmack Associates also offers additions, remodeling, finishing basements, tear-down/rebuilds, detached garages and carriage houses. We specialize in guiding and supporting our customers from the design phase to the completion of their construction project.

Statement of Orlo C. Paciulli, III, President:
Raised in Fairfax County, with a family tree that dates back to the early 1700's in Prince William County, Loudoun County and Fairfax County, I have been a part of the growth and development of the local building industry all my life. Whether it was land development, or construction of homes, my family exposed me to the building industry from an early age. During the summers of my school years, I worked as a laborer either in my uncle’s building concern or in my father’s civil engineering business.
After working in my father’s business for fifteen years and becoming a licensed land surveyor, I became a partner in his firm. During that time, I built several houses on my own ventures. Deciding that my true work love was the building of homes, I changed my profession in 1985. I took the position with RJL Associates, Inc. as Vice President/General Manager, which I held for sixteen years. Patowmack Associates, owned by Dana Davis and myself, was incorporated in 1988. Since 1985 I have been responsible for the design, sale, construction and service of over 550 homes.
As a custom home builder, I enjoy the challenge of working with families to create an affordable house that fits their specific needs and that will ultimately enhance their lives. Having worked with a wealth of housing products for over three decades, I am able to offer families a great deal of information and insight as we work together to select the quality product that will compliment a their lifestyle.
